Texas contracts run on tight, specific deadlines. Knowing the sequence in advance is the difference between a calm purchase and a scramble.

    Start with a planning conversation

    We talk through your timeline, the areas you're weighing, what you want the home to do for you, and how flexible each piece is. This is also where we identify anything that needs solving early.

    Get your financing conversation underway

    Before touring, most buyers speak with a lender to understand loan options and get pre-approved. I can share lenders other clients have used; the loan advice and terms come from them, not from me.

    Build a focused search

    Rather than sending everything, we narrow to neighborhoods and home types that fit, then adjust weekly as you react to what you see. Live inventory is searched through the brokerage site.

    Tour with a checklist

    We look past staging at layout, lot, noise, drainage, orientation, HOA rules and anything that could affect resale. You'll leave each tour with notes, not just impressions.

    Write a competitive, protective offer

    Price is one variable. Option period length, financing and appraisal terms, closing date, and what conveys with the home all shape whether an offer wins and whether it protects you.

    Use the option period well

    In Texas, a negotiated option period gives you a window to inspect and, under the contract terms, terminate. We schedule inspections quickly and review findings together.

    Move through appraisal, title and financing

    Lender, title company and survey work run in parallel. I track the deadlines and keep everyone talking so nothing stalls in the final two weeks.

    Close and get keys
