View lots, acreage, custom builds and lake-area properties don't behave like tract housing. They need accurate documentation, careful due diligence and a buyer pool that's found rather than waited for.

What changes at the higher end

The fundamentals of a Texas transaction stay the same, but the margin for sloppiness disappears. A custom home has features a buyer can't evaluate from photos, an acreage property has questions about water, septic, easements and access, and a view lot has value that can be affected by what someone else builds nearby.

My role is to make sure those details are documented, verified by the right licensed professionals, and communicated clearly — whether you're the one asking the questions or the one answering them.

For sellers of higher-end homes

  • Presentation that respects the property. Photography and video planned around light and layout, with a written narrative of custom work, systems and materials.
  • Realistic positioning. Comparable sales are thinner at this level, so we look carefully at what genuinely compares and what doesn't.
  • Qualified showings. Fewer, better-prepared visits rather than open traffic through your home.
  • Discretion by design. We agree in advance on what is shared publicly and what stays private, within brokerage and MLS rules.

For buyers of higher-end homes

  • Deeper due diligence. Surveys, easements, deed restrictions, septic and well, water and dock access, pools, and structural review — each with the appropriate licensed specialist.
  • Lot-level analysis. Topography, drainage, tree preservation, orientation and what surrounding land is entitled for.
  • Terms tuned to your financing. Jumbo and portfolio lending have their own timelines, which need to be reflected in the contract dates.
  • Long-horizon thinking. Which features are personal taste and which affect the eventual resale pool.
