Builder contracts are written by the builder. These are the questions that surface cost, timing and quality details before you sign rather than after.
About the contract
- Is this your contract form, and may my attorney review it before I sign?
- What is the earnest and option deposit, and under what conditions is it refundable?
- How are price escalations or material substitutions handled?
- What are my rights if the completion date slips significantly?
- Is arbitration required for disputes, and on what terms?
About price and what's included
- May I have a written list of standard features versus upgrades for this plan?
- What is the lot premium on this specific lot and how was it determined?
- Are fencing, landscaping, gutters, blinds and appliances included?
- What are the design center allowances, and what do typical buyers spend beyond them?
- Which upgrades must be selected now versus after closing?
About the lot
- Which direction does the home face, and where does afternoon sun hit?
- How does water drain across this lot, and where does it go?
- What easements, setbacks or utility boxes affect the yard?
- What is planned for the land immediately behind and beside this lot?
- Will the remaining phases build out around me, and on what schedule?
About timeline and construction
- What is the realistic start and completion window for this home right now?
- Who is my point of contact during construction, and how often will I hear from them?
- May I walk the home at framing, and may I bring an independent inspector?
- What is the pre-drywall walkthrough process?
- How are change orders priced and documented?
About quality and systems
- What insulation, window and HVAC specifications does this plan use?
- What foundation design is used here, and who engineers it?
- How is the home tested for air sealing and duct performance?
- Which subcontractors handle plumbing, electrical and HVAC, and are they consistent?
About warranty and after closing
- May I see the full written warranty document, not a summary?
- What is covered at one year, and what extends beyond that?
- How do I submit warranty requests and what is the typical response time?
- Is there a formal walkthrough near the end of the first year?
About the community
- What are the HOA dues, and what do they include today versus at full build-out?
- Which amenities are built, funded or merely planned?
- Are there any additional districts or assessments affecting this property?
- How many homes remain to be built in this section?
