A realistic sequence for moving to the North Austin area — what to do, and in what order, before you get the keys.

A relocation timeline isn't a promise. It's a way of noticing, early, where your dates are going to collide — so you can adjust while adjusting is still cheap.

The sequence below assumes a financed purchase. Compress or stretch each phase to fit your situation; the order of operations matters far more than any particular number of weeks.

Phase one

Phase one: get decision-ready

  1. 1

    Talk to a lender first

    Full pre-approval, with a conversation about your relocation timing, employer documentation and any current home. This sets your real budget, not your hoped-for one.

    Write down your fixed dates

    Start date, lease end, closing on a current home, the last date you could reasonably move. These constraints drive everything else.

  3. 3

    Narrow the map

    Pick two or three areas based on commute, drive times and the kind of neighborhood you want, rather than trying to compare a dozen cities at once.

    Separate must-haves from preferences

    Two or three genuine non-negotiables. Everything else is a preference, and preferences are what let a search actually conclude.

    Decide buy-first or rent-first

    Make the call deliberately, with your dates and your tolerance for a second move on the table.

Phase two

Phase two: tour and go under contract

  • Schedule a focused touring trip — a concentrated two or three days beats scattered single showings, especially from out of state.
  • See a deliberate mix: resale and new construction, and at least one home at the top and bottom of your range so the range means something.
  • Drive the routes you'll actually drive, at the times you'll actually drive them.
  • When you find the right home, write a complete offer: price, option period and fee, earnest money, financing, closing date and possession.
  • Deliver earnest money to the title company and verify wiring instructions by phone using a number you already trust.
  • Book the general inspection for the first days of the option period, plus any specialists the property calls for.
  • Get insurance quotes immediately — coverage terms and cost belong in your decision, not after it.

Phase three

Phase three: financing, logistics, keys

    Underwriting

    Return every lender request the same day. Appraisal and title work proceed in parallel.

    Negotiate what the inspection found

    Repairs, credits, price or walking away — decide inside your option period, on written information.

  3. 3

    Book the movers

    Reserve early for summer and end-of-month dates, and confirm access details for the new address.

  4. 4

    Transfer utilities and services

    Electricity, water, trash, internet. Set start dates to your possession date, not your closing date, if they differ.

  5. 5

    Final walkthrough

    Confirm agreed repairs and that the home is in the condition your contract requires.

  6. 6

    Close and take possession

    Bring identification and follow the title company's funding instructions exactly. Possession follows whatever your contract says.

After closing

Settling into the house

Update your records

Address changes for licenses, vehicles, voter registration, employer, banks and subscriptions.

Ask about exemptions

Homestead and other exemptions have their own rules and deadlines. Confirm details with your county appraisal district or a tax professional.

Start a maintenance file

Warranties, manuals, inspection reports, HVAC and filter schedules, and any builder warranty timelines.

Meet your systems

Locate shutoffs, the panel, irrigation controller and, on acreage, the septic and well components.

Builder warranty items

On new construction, log items as you notice them and submit through the builder's process before deadlines pass.
