How it calculates
The formula, in plain terms
Principal and interest come from the standard fixed-rate amortization formula applied to three of your inputs.
Loan amount
Purchase price minus your down payment. Enter the down payment as a dollar amount or a percentage — the calculator converts between them for you.
Principal + interest
A fixed monthly payment derived from the loan amount, your entered annual rate divided into monthly periods, and the number of months in your selected term.
Everything else
Taxes, insurance, HOA dues, MUD or PID assessments and mortgage insurance are added only when you enter them. No PMI rate or tax rate is assumed on your behalf.
Estimate based on your inputs. This is not a loan quote, a pre-approval, a rate offer or a lending disclosure, and it does not account for escrow structure, rate changes on an adjustable loan, or any lender-specific fee. Only a licensed lender can quote your actual rate and payment.
