Seller Net Proceeds Calculator
Work out roughly what could be left after payoffs and selling expenses — using your own numbers, not a prefilled commission rate or a guessed closing-cost percentage.
Your numbers
Only the sale price is required. Leave anything you don't know blank — the results will list exactly what was excluded.
Your estimate
Enter an expected sale price and your estimate will appear here. Nothing is calculated or shown until you do — no placeholder totals.
Estimate based on the numbers you entered. Actual settlement figures vary by contract, title statement, payoff, taxes, association documents, repairs, credits and other transaction-specific items. This is not a settlement statement, a guarantee of proceeds, or tax or legal advice.
How to read this
What the calculator is actually doing
Three subtractions, all from figures you supplied.
Equity before expenses
Sale price minus the payoffs you entered. This is not your proceeds — selling expenses still come out of it.
Selling expenses
The sum of only the expense categories you filled in, including any custom rows. Blank categories are listed as excluded rather than estimated for you.
Net proceeds
Sale price minus payoffs minus expenses. A written net sheet from your title company is the figure to plan around.
