Walk the lot in person if you can, not just the house, and have a structural professional weigh in on anything that looks questionable — a leaning retaining wall, standing water after rain, or a driveway that's clearly been patched repeatedly.

Highland Lake Estates suits buyers who want the widest possible selection of price points and lot sizes in Lago Vista, who are comfortable evaluating each property on its own merits rather than relying on neighborhood-wide assumptions, and who may be interested in vacant land as an option alongside a finished home.
It's a different preference than the more uniform feel of a newer planned development like Lakeside at Tessera, or the golf-adjacent focus of Country Club Estates. None is objectively better — they serve different housing goals.
