How to use it well
Compare the same things, from the same documents
Most builder comparisons go wrong because the columns aren't measuring the same thing.
Get every figure in writing
Verbal incentives and “about” numbers are not comparable. Ask for the current price sheet, options pricing, lot premium list and the written incentive terms.
Include the recurring side
Two homes at the same price can carry very different monthly costs once association dues and any special-district assessment for that address are included.
Read the conditions
An incentive tied to a specific lender, title company or closing window is not the same as a price reduction. Note what triggers it and when it expires.
