Why this order

Most of the leverage in a new-build purchase exists before you sign. Once the contract is executed, the options, incentives, lot and terms are largely set, and the conversation shifts to construction and warranty.

The phases follow that reality: preparation and representation first, then the model home, then contract review, then construction, then the walkthrough and the warranty period.

If you want your own agent involved, check the builder's current agent-registration and representation policy before your first visit, and have representation documented as early as that builder requires. Policies differ by builder and can change, so confirm the current one rather than assuming a rule.

Before you sign anything

Their own inspection

A new home is still built by people. Independent inspections — including at framing stage where access is allowed — exist for your benefit, not the builder's.

A second lender quote

Builder-affiliated lenders may offer real incentives. You still only know whether the terms are competitive by comparing them to an outside quote.

The recurring costs

Association dues and any special-district assessment for the address belong in your monthly math from the beginning, not after closing.
